Let me be your Architectural and Engineering Consultant, 

Let me consult with you about the Extension to your house that you would like and Produce all required Drawings and Calculations and make all required Applications. I shall do everything required for you


Some examples of Extensions are shown below. 


The Approvals required for an Extension or Loft Conversion are

1. Planning, 

2. Building Control and 

3. Structural, if required.


Planning approval. This is required for the external look of your extension. Quite often your requirements will fall within "Permitted Development", which don't in fact require planning permission. Drawings are still required for the next stage, Building Control, and we normally advise that for a little extra an application for “Lawful Development” is made as on selling on your property, the buying Solicitor Will ask for documentation of Planning and Building Control Approval.

If your requirements, do not fall within permitted development guidelines, an application for "Householder Planning approval” is required.


Building Control approval. This is required for The technical aspects of your development, Insulation properties, Beam Calculations, etc. A Specification, structural calculations and detailed Section is required in addition to the drawings required for Planning approval.


Structural Calculations if required are part of the Building Control Application and are either done In House or farmed out to an associate structural engineer


Applications are made for both Planning and Building Control approvals and any questions asked are taken care of.


The Building Control drawings and documentation are what is required by a Builder to give you a firm quotation.
